When ending your tenancy, it’s important to return your property in good condition to avoid the risk of recharges.

Clear your property before moving

Recharges occur when a property is left in a state requiring repairs or clearance The cost of these is charged to you and treated as debt. Many social housing providers, including Rooftop, consider such debts as grounds for refusing future housing applications.

Your Neighbourhood Housing Officer will arrange to visit you before you hand over the keys. It is important that this visit takes place as it helps us identify anything that needs attention before you leave the property. It can  avoid unnecessary costs to you and ensure a smooth end of your tenancy.

To avoid any risk of a recharge, you must make sure you follow the guidance given at the end of your tenancy.

Dispose of waste responsibly

Fly-tipping is a serious breach of tenancy and has severe consequences.

Legal action may be taken, including Injunctions or Possession, if we determine you have fly-tipped during your tenancy. Reports of fly-tipping will be sent to the Environmental Health Agency, which could result in fines, legal convictions or even a prison sentence. Any cost of clearing dumped waste will be added to your rent account.

By clearing your home and disposing of waste responsibly, you can leave without worries about recharges. These steps protect your tenancy record, save money and make moving out hassle-free.
